Philip Wallace is the President / Loan Officer of Sea  View Mortgage. He owns the company — and he still originates loans every day.

Philip has spent 25+ years in the mortgage business, working at banks and independent mortgage companies before  opening Sea View Mortgage. He grew up in Middletown and has lived the Monmouth County market his  whole life; he remembers Long Branch long before  Pier Village. That local knowledge is  practical, not decorative: a Rumson jumbo,  a Shore condominium, and a first purchase in  Freehold are three different loans, and he  has been structuring all three for decades.

Much of Philip's practice is the files that don't fit  neatly in a box:

• Self-employed borrowers whose tax returns don't  show what they actually earn — qualified  with bank statement loans using 12 or  24 months of personal or business  statements.
• Real estate investors using DSCR loans,  where the property's rental income  — not the borrower's personal income  — carries the loan.

Sea View also runs both major credit scoring  models — Classic FICO and VantageScore  4.0 — so more borrowers get  a fair look instead of a fast no.

Sea View Mortgage is based in Monmouth  Beach, and Monmouth County is home  base — but the company lends  well beyond it: Sea View  is licensed in New Jersey, Pennsylvania, and Florida. Wherever you are buying within  those states, you work with the same team.
